PSA: Paid $450 for a full home inspection then found 3 major issues myself 2 weeks after closing

My inspector in Austin missed a leaking roof valley and two bad windows during the 3 hour walkthrough. I only caught them because it rained hard the next weekend and I went back to check the attic. Anyone else have an inspector miss obvious stuff they should have caught?

I read somewhere that some home inspectors don't actually crawl into the attic during a rainstorm because they're on a tight schedule. That's just poor work if you ask me, especially when you're paying that kind of money.

Filed a complaint with your state licensing board and got a partial refund from the inspector after threatening small claims court, that lit a fire under them. I also paid a roofer $50 for a second opinion on the roof issue before I spent any money on repairs. It saved me from trusting the inspector's vague "minor wear and tear" note and let me negotiate a solid discount with the seller.
