Got totally burned by a home inspector in Cleveland last month
I put an offer on a little 2 bedroom bungalow near the old industrial district. Paid $450 for the inspection, guy seemed fine, walked around for maybe 2 hours. A week after closing I noticed water stains in the basement ceiling that turned out to be a leak from a cracked sewer pipe behind the wall. Inspector never even went down there he just said it looked dry. Cost me about $2,500 to dig it up and replace. Has anyone else had an inspector skip obvious stuff or am I just unlucky?

Funny thing is sometimes they skip stuff that's actually easy to check but then make a huge deal about something minor. Had a friend whose inspector spent 20 minutes on a loose doorknob but never even looked in the attic.

totally feel that. with my last place, the guy spent like 10 minutes measuring a window that was slightly crooked but never checked the water heater or the furnace. i ended up finding out later the furnace had a crack in the heat exchanger which is literally a fire hazard. next time i'm just gonna hand them a list of the big stuff i want checked first and see how they react.
