My basement ceiling fell down twice before I got it

Last month I was patching a water stain in my basement and the drywall sagged, then dropped a chunk on my head, so I peeled the whole panel off and found the joist above had rotted through near the old chimney. Tore out three more panels and found the same issue along a 12 foot run, so I sistered new 2x8s next to each bad joist and screwed in fresh drywall with a lift I rented from Home Depot in Akron. Has anyone else dealt with hidden rot that only shows up after the ceiling gives you a good thump?
