The co-working space in Chiang Mai charged me $400 for a year and I found out why it's empty

Walked past this spot near Nimman three times, always saw maybe 2 people inside. Asked the owner about the membership price and he showed me the books. He rents desks to remote workers from China who pay in bulk but never show up. They use the address for visas. So the place looks dead but pulls in cash. No wonder my daily pass felt weird, the real customers aren't even there. Has anyone else run into fake occupancy at these places? How do you tell if a space is actually worth joining?
