Shoutout to the realtor who saved me $8k on a foundation repair quote
Last month I was about to sign a contract with a foundation company that quoted me $12,500 for underpinning. My realtor friend came over to look at my crawlspace and noticed the cracks were from old settling, not active movement. He called a structural engineer buddy who charged me $400 for an inspection and confirmed it was fine. The foundation guy was literally about to drill 8 piers into my dirt for no reason. Has anyone else had contractors try to upsell them on unnecessary repairs like this?

Right? That realtor should get a commission just for the savings.

That realtor supposedly saved them 15 grand plus whatever the buyer's agent fee was. What exactly did they do differently that a standard agent wouldn't have done for the same price? Was it just knowing the seller was desperate, or did they actually negotiate some real concessions on the inspection or closing costs?
