I know everyone says the BeltLine raised property values, but my street in Adair Park got way worse after it was finished 2 years ago.

Wait, really? That's wild to hear. I'm over in Ormewood and it's been the total opposite here. New cafes opened up, people are fixing up old houses, the whole feel changed. Maybe it's just taking longer to reach some spots? I saw they're finally starting work on the trail part down your way, so maybe that'll turn things around.
