Hit 50 successful rental closings at my Atlanta duplex this weekend

I bought a duplex in East Atlanta back in 2019 and started renting out the other half. This weekend I closed on my 50th tenant move out with no major disputes or security deposit fights. I keep a simple spreadsheet with dates, deposit amounts, and notes on each person who rents from me. Fifty closings with only three small disagreements feels like a huge win for a regular guy like me. Has anyone else tracked their rental history like this and hit a milestone that surprised you?

Man, I used to think tracking that close was overkill but you just changed my mind.

I still think it's a bit much honestly. You can get the job done with way less monitoring and still catch the important stuff without watching every single move.
